Today I thought I would share some insights about my largest real estate holding - Nexus Industrial REIT (TSX: NXR.UN). NCP started to buy Nexus near a 52-week low this year after being intrigued by seeing largescale insider buying which caught my eye. The “insider buying” was a fellow named Edwin McLaughlin who is not actually an executive at the company but is a 10%+ holder in the REIT as his company owns approximately ~25% of Nexus. McLaughlin and his brother run E&E Warehousing, which is a London, Ontario area industrial real estate company and they know the asset class and region best. This in itself captivated me to do more research.

It was only in 2022 that Nexus REIT units were trading as high as ~$14 which was actually above the NAV (net asset value) at the time which wasn’t so abnormal given that investors had expectations of growth priced in.
